HELPFUL HINTS

 

To help keep your home comfortable and your AC system working properly, please review and follow these important guidelines about your thermostat, air filters, and routine maintenance.

 

Using Your Thermostat

  • Set your thermostat to cool in the summer and heat in the winter.
  • Recommended temperature settings for energy efficiency and system performance:
  • Summer (cooling): Set between 74–78°F.
  • Winter (heating): Set between 68–72°F.
  • Do not set the thermostat lower than 72°F in summer.
    It is
    HIGHLY recommended that you gradually decrease the temperate on the thermostat throughout the day. If for example the outdoor temperature is 110F, then set the thermostat to 84F, then 82F, then to a lower desired amount rather than lowering the temperate all at once. SETTING THE THERMOSTAT TO A TEMPERATURE OF 60–72°F WILL NOT COOL YOUR HOME FASTER AND CAN CAUSE THE SYSTEM TO FREEZE, LEADING TO COSTLY REPAIRS, WHICH YOU MAY BE LIABLE FOR. 
  • Avoid frequently turning the unit on and off, as this can strain the system.


Changing Air Filters

Regularly changing your air filters helps your AC system run efficiently and keeps the air in your home clean.

  • Replace the air filter every 30–60 days (more often if you have pets or allergies).
  • Filters are usually located behind a return air vent (often on the ceiling or wall).
  • Make sure to insert the filter with the airflow arrows pointing in the correct direction.

Tip: Mark your calendar each month to check your filter.


Thermostat Batteries

Some thermostats require batteries to function properly.

  • If your thermostat display is blank or unresponsive, replace the batteries before submitting a work order.
  • Most thermostats use AA or AAA batteries.
    Check the back or bottom of your thermostat for instructions.


Before Submitting a Work Order

If you experience issues with your AC or heat:

  1. Confirm the thermostat is set correctly (cool/heat and appropriate temperature).
  2. Replace the air filter if it’s dirty or clogged.
  3. Check and replace thermostat batteries if needed.
  4. Make sure all vents are open and unobstructed.

If these steps don’t resolve the issue, please submit a work order through your resident portal.


Helpful Tips

  • Keep doors and windows closed while the AC is running.
  • During very hot days, it’s normal for the indoor temperature to be a few degrees higher than the thermostat setting in the afternoon.
  • Use ceiling fans to help circulate air.
