Rental Requirements & Documentation

Below are the offices of Central Cal Management, Inc.’s basic rental requirements. The minimum credit scores may vary based on the property (determined by the property owner) but this information will be posted in the comments section of the property under “Available Properties. The following items are required before the application is processed and a decision can be rendered.

 

  • A fully executed rental application for all applicants who will reside in the property that are 18 years of age or older. Applicants must indicate and provide all information requested on the application or state “N/A” to any items that are not applicable. Central Cal Management, Inc. will verify all information on the application thus it is important to provide accurate information including dates, addresses and telephone numbers.


  • A $40 application fee for all applicants. This fee is non-refundable if the credit report/tenant screening has been run. Payment must be made using a money order or cashier’s check only. CASH IS NOT ACCEPTABLE 


  • The $40 Application Fee includes $32.00 for a credit report, rent payment history, landlord tenant history, criminal search and income verification. $8.00 of the $40 Application Fee is for the verification of references and processing of the application. 


 

  • Two Acceptable Forms of identification for all applicants. All applicants will need to provide either one item from each list below or two items from the “Primary Forms of ID” Section.

 

Primary Forms of ID (one is required, two will satisfy this requirement):

 

  • Valid Driver’s License

 

  • Valid State Issued ID Card

 

  • Military ID

 

  • Passport

 

  • Non-Resident Alien Card

 

Secondary Forms of ID (one is required unless two of the above “primary forms” have been provided:

 

  • Medicare Card

 

  • Student ID

 

  • ATM/Debit Card

 

  • Credit Card

 

  • Social Security Card

 

Income Verification for all applicants. Please provide documentation based on the below criteria:


If Salary/Hourly Employee (wage earner)

 

  • Most recent 30 days of paystubs

 

  • Most recent W-2 Statements

 

If Self Employed

 

Most recent 2 Years of Personal Federal Income Tax Returns.


Fixed Income Earner (based on the type of income)
 

  • Current Year’s Social Security Awards Letter

 

  • Current Year’s Pension or Annuity Awards Letter

 

  • Court ordered documentation for proof of alimony or child support payments

 

GUIDELINES

 

  • Total Net Monthly Income must be 2.5 times greater than the monthly rental amount. If a Co-Signer is used, total net monthly income must be four times greater than the monthly rental amount.

 

  • Applicant must be employed with the same employer for the past six months or have worked in the same line of work for the past two years (two years of W-2s may be needed).

 

  • Minimum Credit Score of 600. If a Co-Signer is used, the minimum credit score for the Co-Signer is 700.

 

  • No Prior Evictions (Unlawful Detainer)

 

  • No Bankruptcies within the past two years (from time of discharge)


  • No Foreclosures within the past two years.

 

  • No Prior Felonies

 

  • No Violent Misdemeanors

 

  • No previous judgements, collections or monies owed to a previous landlord or property manager

 

  • Applications are taken on a first come, first serve basis.


  • Upon approval, applicant(s) must provide the security deposit within three (3) business days and begin paying rent within 14 days. Details will be shared upon approval as to the amount owed for the security deposit and any prorated rent. 

 

Notwithstanding the foregoing policy, as part of an overall program to assist the community to combat homelessness, <5% of the overall units will be made available for various Housing Assistance Program participants.
