Tenant FAQs

How can I go about paying rent each month?


Central Cal Management allows for tenants to pay their rent one of four ways, (1) in Person at our office, (2) Via Mail, (3) Online through our Online Tenant Portal/Mobile App, (4) at participating locations such as CVS, 7-Eleven, Walmart and Walgreens (pay slip from Central Cal Management is required to pay at participating locations). If paying at our office or through the mail, CASH PAYMENTS ARE NOT ALLOWED. If paying online or through the mobile app, tenants have the ability to use the E-Check method (no charge), a credit card or debit card. Additional charges are imposed by the software provider for using a credit card or debit card.


When is rent due?


In most instances rent is due by the 1st of each month and late if paid after the 5th unless the 5th falls on a weekend or holiday. To verify when your rent is due, please view the terms of your lease or ask for us to provide a copy to you. A copy is generally available within the online portal.


How much is the late fee if I pay late?


To determine the amount or percentage that will be imposed if you make a late payment, please reference your lease agreement. A copy of this is generally available within the online portal or you can contact us and ask that we provide a copy of the lease agreement.


It is important to note that if your rent is not paid within the grace period, you can and will be served with a legal three-day notice to pay rent or quit. If you experience any difficulties paying rent within the grace period, we highly suggest you contact our office to notify us of this so that we can make the owner aware and possibly avoid any legal action.


I have a maintenance issue, how do I submit a maintenance request?


Maintenance requests can be submitted via our Online Tenant Portal, the Mobile App or by calling our office. Our preferred method is for tenants to submit this online or via the mobile app. PLEASE DOE NOT SEND A TEXT MESSAGE REQUESTING MAINTENANCE. For any after-hours emergencies, tenants may also call our after-hours answering service at (661) 328-7763. Central Cal Management, Inc. will work hard to address your maintenance issue in a timely manner.


What are the common lease violations most tenants are not aware they are violating?


Some common examples of items that are overlooked by tenants are the addition of pets, guests/occupants, smoking, trampolines, cleaning and maintenance of the home/apartment and parking restrictions. It is very important that a tenant reaches out to Central Cal Management, Inc. making us aware of and requesting permission to make any changes that may breach the terms of the lease agreement.  Tenants should also know that they will be held responsible for the removal and changing of batteries on smoke detectors, carbon monoxide detectors and thermostats. Please refer to your lease for other items not referenced here.


My home or apartment has an air conditioner. Am I responsible for changing the air filters and if so, how frequently should they be changed?


For those units that have air conditioning, it is the responsibility of the tenant to regularly replace air filters as this will ensure the air conditioner is properly functioning. It is recommended air filters be changed every month to ensure the air conditioning works properly. Changing air filters will also result in lower energy costs.  In the event maintenance is required and the HVAC technician determines the issue is related to the tenant not changing the filter regularly, the tenant can ultimately be responsible for any repairs that may be needed.
